Demand for single family and multifamily investment properties is surging in South Florida. Lex Levinrad founder of the Distressed Real Estate Institute says the demand for rental properties from cash investors is greatest in Miami Dade County, Broward County and Palm Beach County. “We are seeing more and more cash buyers looking for bargain priced properties” said Levinrad.
South Florida’s real estate market suffered tremendously over the past 4 years as prices collapsed and many real estate investors lost a large amount of their equity. Investors that purchased at the peak have lost a substantial amount of their net worth and in many cases have been completely wiped out. However now, as prices begin to stabilize new investors are emerging ready to begin investing in real estate for the first time. Many of these investors are looking for an alternative to investing in the stock market. Some are seasoned real estate veterans that sense a bottom is near and are ready to start buying again. “Many people with cash have been sitting on the sidelines for the past few years waiting to take advantage of this collapse in housing prices” said Levinrad. “Demand is especially large from foreign investor’s especially Canadian, South American and European buyers”.
