Add value to your home with a new kitchen – but make sure it’s cost effective or you will lose money

According to reports, families in the UK spend more time in the kitchen than they do in any other room in their home, and that includes their living room.
The kitchen is the most important room in the home and in the last century the size of our kitchen has doubled in size, making it the largest room in the average British home.
Therefore, it makes perfect sense that when buying a home, the kitchen is the main drive behind the difference between falling in and out of love with a property. In fact, a good kitchen will add nearly five per cent to the value of your home. However, in order to make your kitchen add resale value it's important that you do it right.
Magnet recently carried out a study and found that more money is spent on decorating a kitchen than anywhere else in the home. The average cost of a new kitchen including white goods, dining and breakfast bar furniture and accessories adds up to £19,000. Compare this to £6000 to renovate a lounge, this is an expensive exercise to get wrong.
According to the value that a good kitchen will add to your home and with the average cost of a new kitchen in mind, you will only make the £19,000 back if your home is worth £400,000 to begin with. The average sale price of a UK home in 2011 was around £230,000 so this indicates that the figures don't stack up when doing up your kitchen purely for profit. In addition, you will only make close to five per cent if you get the kitchen exactly right and the market is working in your favour.
Therefore, if you intend to redesign or renovate your kitchen, timing is key. However, whenever you are trying to sell a new, tasteful and good quality kitchen could give you the edge over other buyers even in a limited market.
KitchenSMART offer low cost, fast, professional kitchen makeovers. David Ball from KitchenSMART says:
"Many kitchen companies will redesign your kitchen and replace everything for the average price of a new kitchen. However, this isn't necessary. If you are doing up your kitchen for resale purposes, costing it correctly is key otherwise you will end up losing money. By giving your kitchen a kitchen facelift, you can achieve the same quality, and same look and feel as a complete redesign by spending a third of the cost. A kitchen facelift allows you to replace the kitchen cupboard doors, accessories such as worktop, door handles and kickboards, and the white goods with just a small budget. You can then dress your kitchen at a reasonable price through places like Ikea to bring it completely up to date and for show purposes. We also carry out partial redesign and facelift allowing you to change some elements - perhaps making it more open plan or offering a breakfast bar or family area. The possibilities are endless, but knowing your budget isn't, we can help you make the money back in selling your home. "
